The Residences at Topiary Park
Together with Encova Realty (formerly Motorists), Moody Nolan developed an overall master development plan with diverse real estate holdings in the Topiary Park neighborhood and near the Encova corporate headquarters. The development creates a vibrant community tied to surrounding neighborhoods and businesses and increase the overall aesthetic appeal of the east side and Topiary Park. Reinforcing this idea, Moody Nolan leveraged the aesthetics and style of Topiary Park as a unique Columbus City landmark and neighborhood identifier. The goal of the master development plan is to develop a consolidated and cohesive campus that provides a neighborhood with convenient amenities to residents and company employees.
Five-story buildings step down to four and three stories as the development works its way east into the existing neighborhood fabric. New parking spaces will be screened from the neighborhood by locating them behind the housing units. A traditional aesthetic will be implemented to blend in with the park and existing east side houses. The building exterior will be modulated to be more residential and pedestrian friendly. The design integrates walk-up townhomes and traditional materials such as brick and stone and will include details such as ornate railings. Landscaping treatments will be provided to enhance the pedestrian experience and create a sense of place.
The first phase is located between Oak Street and the Topiary Park and 9th Street and Washington Avenue. The project consists of 92 units with a combination of one and two-bedroom units and townhomes, and 153 new parking spaces with direct access to the residential units. Some building amenity areas include a pet grooming station, a fitness space, and two community lounges. One community lounge is located on the top floor with access to a rooftop terrace featuring views oriented towards Topiary Park. Some residential units have access to a private roof terrace.
